outlookreplyemail event handler on reply email

hi guys,  i need some help, i am getting this object event error synax while i am using an outlook to reply an email.

the codes below work perfectly for compose or open new email. any help on why i can't get the outlook body replied message displayed in string? 

the error message stats: the requested action with this object has failed.

global $outlook = ObjCreate("outlook.application")
$mail = $outlook.ActiveInspector.CurrentItem
$maileventhandler = ObjEvent($mail, "mailitem")

$mailbody = $mail.body  ; ERROR

You could add a COM error handler to get more detailed information about the error. See ObjEvent in the help file.

BTW: Did you have a look at my OutlookEX UDF (for details please see my signature)? Error handling is a built-in feature
